Asbestos fibers were very popular as a building material due to their natural, fire-resistant properties and though asbestos is a naturally occurring fibrous mineral, it is also responsible for causing deadly diseases like asbestosis, mesothelioma, and lung cancer. By the 1980s the use of asbestos was completely phased out, however, the material still remained in older properties, schools, and other commercial spaces. A positive note is that unless the material is disturbed it is mostly harmless. The negative one is that those properties are old by now, and with the wear and tear that occurs over the years, the chances of it going airborne and dangerous are higher. 

That becomes exponentially bigger if you have remodeling or demolition planned. In such cases, it is always a good idea to test for the presence of asbestos before starting the process.

Professional Asbestos Testing Process

Testing for asbestos needs to be done in a safe environment. Our technicians will stop the airflow in the room and turn off all heating and air conditioning systems. Then the testing area will be sealed off behind plastic screens, our team will put on professional PPE, and will water down the walls to make sure that the fibres do not go airborne. 

Our team will carefully, but deliberately use tools to extract a piece of the construction material that was previously sprayed with water. Once they collect the sample they will spray it again to make sure no particles go airborne. It is then double sealed and packed away. 

To protect the residents from the potential danger our team takes special precautions to ensure your property is safe from asbestos. The area in and around the containment zone will be vacuumed, the plastic coverings will be carefully folded not to let any dust go up, and the area where the extraction took place will be painted over so that nothing goes airborne while we are waiting for results. 

The sample is then taken to a lab for detailed testing. If the asbestos test is positive, we will contact all of the appropriate agencies to notify them that we will be removing the substance in located your home. From there, our certified and trained technicians will create an asbestos removal action plan.

Types of Asbestos

Asbestos comes in two main forms when it is used in construction. Friable and non-friable asbestos. Friable or ‘non-bonded’ asbestos is very easily damaged even by the slightest contact. This form can be found in insulation boards, pipe lagging, thermal insulation, and sprayed coating. These materials contain more than 15% (in some cases 100%) of asbestos. 

Non-friable or ‘bonded’ asbestos is not that easily disturbed, and the risk of it releasing dangerous fibers is lower. The materials that contain it are solid, rigid, and much more resistant to damage and abrasion. You can find non-friable asbestos in cement sheets, vinyl floor tiles, and decorated coatings.
